What street is it on? I live on Sugarberry and the house behind me, on Butternut, just went up for sale. They have a storage shed in the back yard so I thought that could be yours. We've only been in our house for about four months and never met the people who lived there.

What county is Fate in? Rockwall? Just wondering what one would expect in taxes. We have been looking around ourselves.

Rockjockey, the subdivision is in Rockwall County. My wife and I bought a foreclosure back in March and really like the neighborhood. Our house has a Rockwall address but Fate provides the water. I don't think the taxes are that high really, and Rockwall is growing a ton and improving without much increase in riffraff (that I've noticed). There is an HOA but it doesn't seem anything like the horror stories you often hear about. As far as planned communities go, this one seems pretty nice. My 2¢.

The taxes are a little high (I can get the tax info to you), and there is a mandatory HOA, but they aren't enforcement crazy. Keep your lawn tidy and don't push the envelope on leaving boats and RVs parked out front and you are fine. The area generally had small yards but has walking/running paths thought. Rockwall I'd only 10 min up the highway but you don't have Rockwall traffic. Dallas is 25minutes to downtown. The place its well manicured and crime is effectively zero. Our home is in Royse City ISD and the schools are excellent.

Hey, on1, I would welcome you coming by and giving your unbiased opinion of my place. I wish I had known you were just a couple of streets over! I'll even throw in a Bass Ale (or Corona if you have no taste in beer... I won't tell). Hopefully, the beer will not bias your opinion. And guys, I'm not bribing him... if I didn't keep beer on hand, no one would ever come over!

And if a TWTer buys my place, I'll leave the nearly new 1080P 52" Toshiba LCD mounted on the wall in the retreat and leave both of the refrigerators (the second refrigerator is in the laundry room, and keeps beer and junk food delightfully chilled). That's a few grand in perks fellas

No sir. I sold my 636 a couple years ago, not long after my first kid came along, and have been itching for another one ever since. Now there's two kids and even less time to ride even if I still had a bike. I'll be back on one eventually but for now I just live vicariously through all the folks on here.

I'm pretty sure I'd keel over if I tried mountain biking in this heat. I'm not in the greatest shape anymore but I'd love to give it a try when it cools down. Where do you usually go to ride?
